Title Examination and Closing Agent: we assist buyers and sellers of both residential and commercial real estate. Our law firm operates a full service title and escrow company with Old Republic Insurance Company as the underwriter and Attorney’s Title Insurance Fund as the service provider. We also approved title agent for multiple national title insurance companies. Our attorneys have over ten (10) years experience in real estate, title examination and transactions. Our attorneys bring to each transaction, their experience of having handled hundreds of residential and commercial transactions, including short sales, Real Estate Owned (REO), short refinances, deed-in-lieu of foreclosure, and other distressed property transactions, through the state of Florida. As a title and closing agent, we are able to explain the legal language in the purchase and sales agreements as well as help our clients avoid costly mistakes and careless errors. We are able to tailor purchase and sale agreements that are specific to each individual transaction, jettisoning the one size fits all approach. We are particularly experienced in handling transaction involving foreign buyers and investors, bulk purchase transactions, and bulk REO acquisitions. Community Association Representation: Part of your real estate practice includes representing community associations in Palm Beach, Broward and Miami-Dade County, on collections, evictions, foreclosures, contract negotiations and other general real estate legal matters. We counsel and advise our clients on interpreting and enforcing the governing association documents and Florida law. We assist in amending governing documents, and other real estate transactions, general corporate governance, insurance and commercial litigation. In the last five (5) years, our community association clients have witnessed a deluge of foreclosures as never before seen; and it will continue on for several years. These foreclosures both on the association’s claim of lien and on the mortgage have wreaked havoc of the association’s budget and exacerbated association services and infrastructure. Our lawyers devised strategies to aggressively recoup delinquent assessments or recovery of the property from homeowners. We also have strategies that hasten the mortgage foreclosure process and ensure maximum recoveries from the mortgage lender on assessment arrearages. In a landscape blighted by protracted mortgage foreclosure litigation and ill-maintained properties, our attorneys protect our association clients’ interest and prevent the crisis from affecting the association’s standards and services.
Real Estate Litigation: Our attorneys are actively engaged in collection matters on behalf of individuals, corporations and financial institutions. Specifically, we represent mortgage lenders, investors and mortgage servicers in matters pertaining to prejudgment remedies, asset recovery and collections in state, federal and bankruptcy courts. We also have successfully handled numerous title insurance claims for title owners and mortgagees in Palm Beach, Broward and Miami-Dade Counties.
